Your crawlspace is the area that exists underneath your home before it was built. It most likely consists of soil, which contains moisture and creates water vapor that rises. Once the water vapor and wood meet, you could find yourself with a mold or fungi problem that could eventually lead to wood rot. Essentially, your vents were put in place to help the moisture escape and get ventilation, but here in TN they offer little help in our humid climate, and this can lead to fungi, termites, and wood rot.

Having a dry crawlspace is important. It is best to keep the wood below 19% moisture content. If moisture is excessive or if you experience standing water, this could lead to mold, mildew, fungi, termite issues, and/or wood rot. Installing a crawlspace drainage system can help alleviate these issues from forming under your home.

If your crawlspace is not dry or conditioned, you run the risk of mold or fungi growing under your home. Wood that has moisture content over 19% is susceptible to the growth of mold and fungi. If your crawlspace has a mold or fungi issue, there are some things you can do to determine the extent of the growth.

Some symptoms of mold in your crawlspace are, visible mold growth, the smell of bad odor inside the home, discoloration of the wood, signs of water damage, presence of fungus gnats, and lastly, the decline in your respiratory health. CLOSED CRAWLSPACE ENCAPSULATION

Closed Crawlspace Encapsulation is intended to close and protect underneath your home. A closed crawl space will help maintain the safety of the structure, as well as, reduce your energy bills, enhance the air quality of the crawl space and the interior of the home, and the duct work will be less likely to need replacement.

Encapsulation & Treatment of Wood Process:

  1. Inspection.
  2. Electrician will install GFI breaker in breaker box and plug in crawl space.
  3. Treat the wood with a fungus and mold care product.
  4. Seal off all vents and any holes leading to exterior.
  5. Install insulated foam board on wall of crawl space.
  6. Begin install of poly/wall skirt.
  7. Wrap piers.
  8. Begin install of floor poly to connect with wall and piers.
  9. Tape all seams.
  10. Installation of dehumidifier
  11. Run liner mats.
  12. Clean-up.
  13. Final Inspector.

The Clean-up & Prep process is as follows:

  1. Inspection and documentation.
  2. Remove insulation from floor boards, if present and/or contaminated.
  3. Cleaning floor joists of any mold, or fungi present.
  4. Remove all debris that could hold moisture in the crawlspace- also including old poly.
  5. If Sump Pump is needed- digging of trench for corrugated pipe, digging hole for sump pump and installation of pump and high-water alarm.
