Your crawlspace is the area that exists underneath your home before it was built. It most likely consists of soil, which contains moisture and creates water vapor that rises. Once the water vapor and wood meet, you could find yourself with a mold or fungi problem that could eventually lead to wood rot. Essentially, your vents were put in place to help the moisture escape and get ventilation, but here in TN they offer little help in our humid climate, and this can lead to fungi, termites, and wood rot.
Your home is a system and your crawlspace extends to all areas of your home. The air you breathe throughout your home is circulated from your crawlspace. An Encapsulated crawlspace will help with the air quality of your home by leveling out the humidity. Without it, bacteria and fungi can grow, and allergens can make their way into your home through your vents and other openings.
SYMPTOMS OF CRAWL SPACE PROBLEMS
- High Energy Bill
- Odors coming from Crawlspace
- Having Health Issues
- Standing Water
- Sagging/Cupping Floors
- Mold/Moisture Build-up
DRAINAGE
On average, Tennessee is a fairly rainy state, receiving about 47 inches of rainfall per year. If water gets into your crawlspace and sits for a consistent period of time, it can cause a multitude of problems.
Having a dry crawlspace is important. It is best to keep the wood below 19% moisture content. If moisture is excessive or if you experience standing water, this could lead to mold, mildew, fungi, termite issues, and/or wood rot. Installing a crawlspace drainage system can help alleviate these issues from forming under your home.
Depending upon the condition of your crawlspace, there are different options to choose from to gain a continuous dry crawlspace. In order to best assess the condition of your crawlspace, an inspection is needed. Call our office for a FREE Inspection!
FUNGI & MOLD
If your crawlspace is not dry or conditioned, you run the risk of mold or fungi growing under your home. Wood that has moisture content over 19% is susceptible to the growth of mold and fungi. If your crawlspace has a mold or fungi issue, there are some things you can do to determine the extent of the growth.
Some symptoms of mold in your crawlspace are, visible mold growth, the smell of bad odor inside the home, discoloration of the wood, signs of water damage, presence of fungus gnats, and lastly, the decline in your respiratory health. If you think you may be experiencing any of these symptoms, give our office a call so we can come out and give a FREE inspection and provide a plan to alleviate any potential growth.
CLOSED CRAWLSPACE ENCAPSULATION
Closed Crawlspace Encapsulation is intended to close and protect underneath your home. A closed crawl space will help maintain the safety of the structure, as well as, reduce your energy bills, enhance the air quality of the crawl space and the interior of the home, and the duct work will be less likely to need replacement.
